Because evaluating for cap-x and maintenance is far simpler and easier in that lens, and the vast majority (97%+) do NOT correctly compute for cap-x beyond there and get themselves into issues of a "good investment" turning "bad" because there optics didn't have those factors and year 8, 10 etc a daisy-chain of cap-x starts landing without reserves pre-planned to cover. 2.

I dont use airbnb because it makes you up loand your drivers license and I dont know how to do that :( so they are missing all us old folks that are not computer savvy just for that one reason. at least they lose me I never even look at airbnb only vrbo.. and I only rent when there are no hotel accomodations and of course I dont travel with a family just me a fishing friend or my wife and I..

The bank sends the 1098-int for yearly interest paid to the Prior owners and then my Mother deducts that amount on her Schedule E but doing it this way could throw a flag up with the IRS computers since there is not 1098-int in her name (Even though she is paying the payment to the bank each month) This hasn't been problem in the past but I'm worried about the future with her claiming the mortgage interest without a 1098..
