That said, it should still carry contributory value as an additional dwelling space or guest unit if it’s permitted and functional.When I’ve run into this, I’ve had success by:1️⃣ Requesting the appraiser to provide comps that include similar ADUs or garage conversions.2️⃣ Having my lender reassign the ROV specifically emphasizing detached permitted living space.3️⃣ Including rent comps showing the additional income potential, sometimes they’ll reconsider value from an income approach instead of strictly cost per sq ft.If you’re comfortable sharing, what lender ordered the appraisal?

Don't make them feel that way.Seventh You have to emphasize how it benefits the seller, over getting (or ultimately not getting) a "cash" offer.Eight you have to make it easier to go with your option, rather than waiting for "someday" getting a "cash" offer.Ninth have a backup offer you can live with in case the seller doesn't like the first one.Tenth  Practice, Drill, Rehearse, again and again with someone, until it just rolls off the lips.
