Seeking Guidance on Effective Strategies for New Real Estate Investors

Hi everyone,

My name is Levonte, and I’m just starting my journey into real estate investing. I’m eager to learn practical strategies and gain real-world experience to build a strong foundation in this field.

I’ve been exploring different approaches such as house hacking, wholesaling, lease options, and creative financing, but I’d love to hear from those who have hands-on experience:

  • 1. Which strategies have proven most effective for beginners?

  • 2. How did you structure your first deals or partnerships?

  • 3. What key lessons or pitfalls should I be aware of early on?

Any insights, advice, or examples from your experience would be greatly appreciated.

Thank you for your time and guidance!

1. House hack

2. The deal is just myself - no one else

3. Get estoppel agreements and do due diligence on the existing residents.  FOIA Requests, looking at previous approval information from prior landlord, etc. a bad in place tenant can potentially set you back.
