If you have a total of 10 subs (demo, electrician, plumber, carptenter, tile guys, flooring guy, roofer, landscaper, drywaller, painter, HVAC, mason, asphalt, concrete, tree guy,.. that's 15) and you pay every one 2k more than budget, that's 20k-30k and poof there goes your profit.

At the very least you'll need typically:- demo guys- electrcian- plumber- carpenter- floor guy- roofer- tile guy if you have to- drywall crew- paint crew- landscaper- tree guy- concrete/asphaltIf your contractor marks up everuy trade by 5k thats 60k in markups.A typical flip takes about 500 to 700 man hours.

Investing in real estate is like planting trees, they do not bear shade or fruit in the first few years, if your horizon is 10+ years you will be very happy you took action earlier in life.

I operate in a space that's too small for true equity outside of friends and family and those relationships don't grow on trees so I make due with the relationships I have (which are comparable to most) and rely on my financing fundamentals and my knoweldge of zoning and land use to create imputed equity to compensate.

We used to do granola bars, but we've switched to Kind Breakfast bars because they're similar to granola bars, IMO better, and being a breakfast bar, it makes for an impromptu breakfast with coffee and tea (provided in all properties) for guests who roll in late at night and wake up with no other food in the house.
