Flips/BRRRR can work, but only if the numbers are conservative and the exit is clear.I’d recommend spending time learning how to analyze deeply (rent comps, rehab ranges, realistic ARV) and networking with people already active in your target market—agents, investors, lenders.Looking back, I wish I had narrowed to one market + one strategy sooner instead of chasing everything at once.
