We had no bubble for a reason...no huge appreciation which kind of insulated us.

Taking some of that space for the bedroom would only require framing in a non-load-bearing wall, closet, and bedroom door, plus adding a few electrical outlets/switches, and then finishing with insulation, drywall, paint, and trim.

I am familiar with old houses (my current house was built in 1880 with no insulation) so not worried about that aspect. 

Its insulated, power is sub-metered, concrete floor, automatic garage door.

.- Blown insulation in attic- New deck- Crawlspace remediation and encapsulation- french drain, sump pump, blown insulation, vapor barrier, dehumidifier.- Landscaping front and back beds.

Out of the industry for 3 years, have been doing sales for an insulation company now starting my own edible landscaping and construction business! 

It's an older building with poor noise insulation.
