It listed everything from refrigerator, microwave, washer, dryer, dishwasher, garbage disposer, central AC compressor, handler, water heater etc...with model, brand, serial number, and responsibilities.

They are not, however, reliable attack dogs (unlike German Shepherds) because while they have been bred to be dog-aggressive, being human-aggressive is considered a negative trait (since handlers needed to break up fights without themselves getting bitten).

Assuming you're just replacing the furnace (aka "air handler), A-coil (evaporator) and condenser (outside part) that seem like a lot.

If I saw anything below 30%, I'd start to think about deferred maintenance and what places that could rear its head.Another expense you'll need to consider that isn't in place now is onsite management to enforce rules and how you'll handle rent collections.
