If a rental has an owner, I use an ozone machine to remove any odors from smoke, pets, rotten food, etc:  Commercial Ozone MachineIt's expensive but worth every penny.

Again, plenty of people building off market lead machines to pickup properties below market value, it’s just that when you’re competing with as many people all looking for the same thing in the same space you have to go in knowing what unique thing you are going to bring to the table (cash, leads, connections, etc) that no one else can offer in order to walk away with a performing asset. 

We would love to partner with one or two others to eventually create a flipping machine and add buyandholds for long term freedom.More than 2019 goals but it starts with those 1st two flips.

In the back the earth is pitched toward the house  so we will have to get a machine in there and change the pitch away from the back  away from the house.

SAVE a bunch of your income.. starting off being a high income earner .... all things that help you create this machine as fast as you did.Have you thought about using the cash flow your not touching to start paying off your highest interest rate loans first. you get them paid off its like owning another unit without having to buy one.. your pay day comes when these are all paid off.. !!

I do them just to keep the investing machine in motion.
