when I started buying I had the same problem.I met an agent who most would not work with.He was very poor,hardly had a car, proper clothes etc.

Inviting friends over to wash their clothes, jacks up the utility bill, both on water and electricity or gas. 

"why don't you put on some clothes if you're cold" says I.

If so, I would take pictures, change the locks, and call it a day and re-rent it.If there's some stuff there and it's junk, I would discreetly get rid of it, take pictures, and deny (til you die) that there was anything there.If there's good stuff there (furniture, clothes, tools, appliances, medication, etc.)

Bill Gulley I am talking about kitchen table cloth, repainting the kitchen the same old color for the past several years, putting new kitchen rugs on the floor, new kitchen curtains, and adding new bathroom shower curtains.Sam W.

Its similliar to what they have in walmart in the clothes sections.

Tenants need to wash all of their clothes/bedding in hot water.

BTW, I loan a few painters drop cloth runners for move-in day, as well as some of those furniture sliders.

If you have not set up a monthly budget for personal things like bills, clothing, food, gas, play money to use on dining out and movies etc.
