Tile is nicer and probably more appropriate in your 3/2.Changing the window size means exterior siding needs to be addressed, leave it alone, IMO.After seeing the pic, same reply, I'd try to match the tile on the sink if it's going to stay, 4 or 6 inches above the window, tile in diagonal with top trim, I'd leave the tub, add doors, get a spa shower tower. :)

@Joshua H.In my experience as well, if you're laying tile in a 100-year-old house in Pittsburgh, you're going to be dealing with a diagonal plank subfloor in urban residential neighborhoods.

My plan is to start raising rents and negotiate with existing tenants on 3 year leases, with extension options and incremental rent increases to catch up with the parity of market lease rates.I know some may think that I could be scaring the tenants away by raising rents, passing along the expenses, and adding incremental rent increases to the leases, but the good thing about this situation is that the tenants have been there for a long time (30+ years) and have established themselves at this location.

If your rents are behind because you are behind (on maintaining rent parity) then it doesn't seem ethical to burden good long term tenants by making up the difference in a year or two...

We are now in year 5 (shown in the 40 year dollar chart below) of the cycle dollar rally which reached an index of 100 last week almost at parity with the euro which I feel that the end of this cycle is near.
