Glitches on AirBNB have changed settings.But with regard to direct bookings, I am cautious about making certain I set it up properly; and mindful of risks.

If you feel confident about your why and how then go for it (with an appropriate amount of caution (because I'm very cautious)).

For example, management not treating tenants in an ethical way (not repairing air conditioning when they were supposed to, or not repairing plumbing or other major issues in a timely manner.)I've also heard some stories of success too, so I say be very cautious.

Not saying student investing will not work just be cautious and research what is going on here in Chico with regard to Covid 19 and student housing. 

Take a cautious step in starting and develop your skill, knowledge, and ability step by step because real estate investing should be approached as a career but of course it can also be done on a one time basis of just a few time during our lifetime. 

I agree with@Josh Mitchell and @Dan Mackin for sure, you would definitely want to be cautious.

Avg Rents for a property remodeled is running me about $700 not remodeled $500, single home getting me $1000, however be cautious you  need have a local guy that knows the area well so you buy in good areas of town and need good contractor.  

The rental portion of the BURRRR strategy is what I'd be cautious with within Seattle city limits.

We are still in acquisition mode -- though a bit cautious right now due to the lending and investing environments now.
