Your property manager should have methods of rent payment available to the tenants that is not influenced by holidays; mailing in a money order, paying through on online portal, etc.

That would be quite a hit.According to this article: http://finance.zacks.com/relationship-between-stock-market-real-estate-prices-10244.html, it doesn't appear there is a direct credible correlation between the performance of both markets: ...there's no confirmation of causation between stock market indexes and demand for homes or their prices....The strength or weakness of the U.S. and global economy appears to influence both stock and home prices.

I can teach a monkey to sell, or fill out a contract, I'd rather teach someone how to think, analyze, understand parameters, influences, requirements and relate to people so they can design their own structure to succeed.Get to know people first, see where their ethics are, if you know the basics then you'll have a BS meter to judge what they are claiming to know.
