Data is outdated and inaccurate. 

Some are ridiculously priced, some outdated, some with year contracts, and some are useless.

When I see one with 75% updates but outdated bathroom vanities and curtains instead of closet doors for example it always makes me wonder what other corners the seller cut.

Look for properties where you can add value over time — separate utilities, outdated kitchens/baths, unfinished basements.

I've been researching multifamily properties, but many of them are outdated in several ways—whether that's aging electrical wiring, a lack of central air, or roof issues.

I agree with others that staying local for your first deal is better as well as finding a property that is not SUPER distressed, but more "outdated" and needs renovations/improvements.

Are you planning to complete a rehab to update or are rentals in the area generally outdated?

Besides offering cash for a voluntary move-out or going through formal eviction, you could consider negotiating a short-term lease buyout, where you agree on a fixed move-out date with some compensation.

I also use gcal for all tenant move in and move out dates.
