Being an engineer by trade, I want to show up having done by due diligence and prepared. 

Purchase price: $440,000 Cash invested: $120,000 Purchased a single family home, lived in it while planning for a 5 unit townhome project to be built on it with my architect and engineers.

Engineers know numbers but that doesn’t mean they are any good at explaining them.Are there any other tax implications that this would have had?

We also have Kubota and Jacobs Engineering as two other large employers. 

Get a civil engineer to prepare the map and update the legal description.

The property was structurally over-engineered to withstand category 5 hurricane winds, has a great floor plan, and the property has 4 mature cypress trees on 3/4 of an acre surrounded by a 6 ft. chain-link fence.

It may be far less expensive to hire a designer (not a licensed architect) and a structural engineer then an architect.

There should be more of it~I'd really want to scrutinize the engineering.

That being said you should have an engineer look at the ground and determine what's best.
