@Dean George  my sons was the condo off of burnside that had the heated driveway.. the HOA board screwed  the pooch on that deal.. that's the danger condo board with no practical experience in RE listening to attornies that get rich with litigation that many times fails.. and the homeowners suffer.

This is all subject to local bankruptcy laws and practice.

Crunch some numbers and see if you can find a deal just for practice.

I personally don't worry about complexes pulling renters from me.In an urban area, it seems to me that 1/2 mile to 1 mile away is practically a world away.

When I apply "best practices" as a rehabber and landlord I am generally rewarded by stable rents and restored property value.
