I was looking in starting out in the Chattanooga area but would love to talk to other investors and or hosts in the area to get some advice on starting out and any tips you will be able to provide.

I noticed the hosts would already have a good ideal what the numbers are(ARV, Rehab cost, etc.).

People always need to move...jobs, divorce, deaths, marriages, financial, illness, investors buy and sell...whole host of other reasons.You just have to work hard to go out and get the business.

That is a Commercial policy that would have the ability to offer higher General Liability limits and Host Liquor Liability. 

Currently I Co-Host a couple mid-term rentals and always looking for ways to increase bookings. 

Most come with cloud-based software and options for adding additional information.

My experience is that I'd rather hire a manager that already has the "Super Host" designation so my listing will start out with more bookings.

It's a red flag, but you screen them like anyone else and move on.The reason it's a red flag is that many people will offer to pay rent up front because it clouds your vision.
