Then, you are able to sell that note w/o having to worry about a seasoning period because it is not a cash out refi.I think I follow most of this process (please correct me if I have the above incorrect), but I struggle with understanding how the note to the LLC needs to be constructed in order for me to sell it to a lender or a private investor.Most of this is based on a strategy by @Andrew Postell

Thanks Matt, sounds like I need a strict screening process for prospective tenants and to make sure that I contribute a certain percentage each month to maintenance, repairs, etc.

I'm not familiar with Arizona probate law but I can tell you that in Arkansas if the estate has a value of less than $100k the distributees are able to file an "Affidavit for Collection of Small Estate" and basically "skip" some of the rigors of the normal probate process
