@Shmuel Harris  I think a vote means the person voting either agreed with your post or liked what you had to say.. at least that is my take on it.I was just over on my Copa site   ( I own a Cirrus aircraft) and we just put a like function on our site.

Building finishes are fair to good for the area and systems are adequate, but the building does not compete with Class A at the same price.Class CBuildings competing for tenants requiring functional space at rents below the average for the area.

The second example will present incorrectly if using excel function because the first years investment will be discounted, presenting a higher IRR.

The 3,000 or so for the phase one and the survey combined is well worth it versus the hundreds of thousands of dollars or more in damages that can be found if you don't check.After purchasing you can always try to go after the seller but might spend even more money and collect nothing.No legal advice.
