We'll lose money for 75-90 days but the new rent is market so some will stay and not forcing people that can't afford it to move in the middle of a very cold winter I think buys a tiny bit of good will and is the decent thing to do.

As we have 100+ year old trees on the property, as well as a pond and year round stream, I think it could also be used for a tiny-home or tiny-office (commercial) community, which would allow me to maintain control of my property long term and providing recurring revenue to me (my company). 

I couldn't agree more on paying up for quality over mass cheap quantity. 

The premiums I've paid vary substantially, from next to nothing, to 50% or more on the tiny parcels, but lets say, average 8-10% or so.So this means you'll likely lose a little money if it gets redeemed the first year (many do). 

As the starting point, ADU's need to be built in larger quantities, which I think we will begin to see in the coming year.
