(I bought it for the land with intentions of removing the trailer and building tiny homes on it to air bnb) I understood that I was responsible for any back bills or liens associated with the properties, I was ok with that.

(we met some of those room-mates and they gave us the scoop as to what was going on).The building is great - brick, newly built, good condition - and based on our comps - each of the 3 bedroom 2 bath units should be renting at around $1800-$2200/month (current condition vs fixed up)The leases were were given (signed March 1 and we bought building on March 3) are $1000, $1100 for the 3 bedroom units of sis and bro and $1300 of the tiny basement unit rented by non family members.

Feedback has been fantastic but no offers yet.I'll post updates as I get themThe jury is still out on this project but I'm looking at a potential profit of $30k-$35k depending on selling price and closing costs. Some lessons learned:Time IS Money - I spent weekends and nights working on this place to save some cash, in the end I could have paid a bit (~$5k) more and had it ready to sell in weeks versus months.Keep track of everything - The amount of data I have from this flip is astounding: Square footage of rooms, kitchen layouts, electrical diagrams, paint schemes & material samples, inspection documents, eviction process, quantity of materials used and of course all of the costs.I'm much more confident in accurately estimating jobs and can spot questionable charges/material quantities - the best part is that the more flips you do the better your data gets!

If that's the case, why aren't you arguing that all guns should be illegal, skydiving should be illegal, alcohol consumption should be illegal, driving cars should be illegal, swimming pools should be illegal, airplanes should be illegal, restaurants should be illegal (people die from food poisoning and chocking), being a roofer should be illegal, etc. There are many more deaths from those things above (and a higher probability of dying) than from hookers passing on HIV.Can you explain to me why the tiny health danger posed from prostitution should make it illegal while all the other things in the world that are much more dangerous should still be legal?

The option that has the largest difference between how much I'm spending and how much I'm selling for (remember, this is my profit), is probably the best way to go.Now, in reality, instead of just considering 6 scenarios like above, for my rehabs, I may be considering 1000+ scenarios -- some with just tiny detail and price changes. The goal is to find the scenario that has the largest difference between the amount I'm spending and the amount I'm selling for -- this gives me the largest profit.I realize that might have been a lot of rambling -- sorry about that.
