At least they are licensed and have access to MLS.. and because they have been in the game for years they fully understand the transactions and have some pretty deep pipelines..

When you buy out of area it is extremely hard to know what you are getting as just a few blocks can make a huge difference in neighborhood. 

I'm not a wholesaler, so I'm not sure what's there concerning wholesales, but you can visit www.biggerpockets.com/files for access to a bunch of different files, forms, and contracts that others have posted.

I just picked up a 5-plex three blocks away from campus and wondering if zillow rent, craigslist, or maybe campus flyer would be best.

It was a bowing brick wall and all he did was shore it up with skim coating of the wall that was bowing and added some concrete hollow blocks in front of the bowing wall.
