Hi, what is your in-put with Lincoln Yard development and the city project around the Chicago River also, which area in the city you think is the best to flip? 

So, at this point I'm concerned about the cost of having to finance my rentals and good lender to help me.Does anyone know of a good lender for my rental project and/or costs associated with financing my project?

Do you have the time to manage a rehab project or do you want something more passive?

I am tripping up on how to project the cost of expenses since the tenants will pay for a majority of the expenses. 

I don't work and am not licensed in New Jersey and obviously haven't reviewed the documents, and am not an attorney but will give you a basic opinion based on how this is handled.

I have seen so many people buy buy buy and they haven't even completed their first project because they get so excited when the see a deal.I would recommend using homeadvisor.com to find a contractor.

You'll want to create a pro-forma (cash flow projection) for both the multifamily section and commercial section separately, then combine them in a summary pro-forma. 

I would start with local banks that should be more motivated to loan on revitalization projects in your area.
