I accounted for 13% for Property manager as I rather pay for quality than have a shabby one that would create issues down the road. 

It is true that you will pay more for a quality contractor but you will save money and aggravation in the end.

Include major things but "kiss" method should be in place.

I can't see quality brokers like Mark Ferguson or Joe Evangelisti pulling this scared schoolyard stunt, either.
