No professional photos.Photos not staged properly (clutter, beds poorly made, etc.)Underpriced, especially for events and holidays.None of the small things that folks notice and mention in reviews, such as bedside chargers, noise machines, well stocked kitchen, local coffee & snacks, etc.

I've got to say it pees me off to some degree because I'm considering list my place next spring and spent about a year and a half getting the 500 SF home addition permitted not to mention $12,000 in permit fees and feel the sale of that place will reduce the comps to some degree.Question: Have you agents or buyers noticed this shift in your area?

I purchased with tenants now the same tenants are holding us up even after they had a 10 month notice and have been given 2 months rent free and promised 5k once they moved out.

One of the properties I'm looking at doesn't have any mortgages but when I was at the house there was a shut off notice from PPL that said they would turn the power back on if you paid a $14 reconnection charge and the prior electric bill of $10,604!

Your best bet might be to let their lease expire and then give them notice that you are not renewing their lease.

If we found that the majority of the leases are month to month we would plan on sending the tenants a letter terminating the month to month lease and giving them a move out notice.
