I'd say probably leave it an SFR, just make sure everything's up to code.

In most larger communities in Michigan there are municipal fair housing codes that do not allow a landlord to discriminate based upon "lawful sources of income."

It almost looks like expanding foam next to the shower, which is not code in any state.There is fresh caulk in the corner of the tub, that isn't a fix either.

Regarding the electrical outlets/infestation and other issues you may want to get the city code compliance involved as well.

I mean it was a code enforcement officer's wet dream.
