If you can qualify and afford it, lexis nexis has very up to date data.

If you keep personal data on file you are legally liable should someone steal that information.Your credit screening company should keep it on file for you electronically.

Prefer to do my own research and like analyzing the data (specifically historical with certain parameters) instead of using zillow/redfin/realtor as a reliable source.Appreciate any input/guidance!

I think it is very important to look beyond the hard data in screening tenants and also look at the soft data - such as, how they act in-person, their tendencies, social media, if their car is clean and things such as that.

I added the Tampa Case Schiller data showing that even if you bought at the absolute bottom of the housing market, rather than at the end of the great recession, stocks still look like a good bet. 

Marcus Millichap releases an amazing data report every year on different markets across the country on different data points such as job growth.

IE scheduling showings, entering tenant payments and following up on past due accounts, research, data entry, contract compliance, etc.There are a lot of firms out there that can cater to a specific purpose.
