Thanks for your encouragement and yes having the construction management experience definitely helps with feeling much more comfortable doing just a $20-$40K rehab where I do not live.

Thank you for the advice about the market, I'm still learning several areas and how the market works in terms of investing so I appreciate the heads up and encouragement.  

Even when you are 100% right, your own attorney make encourage you to settle just to make the case go away.
