I am not referring to the Ninja loans but some practical guidelines that encourage responsible lending and promote home ownership.I am not trying to make this a political post but I would like to see what the consensus fellow BP'ers think.

I can build a list in any city/RE market using craigslist, How can I co-wholesale out of state because it is illegal to practice real estate in Ohio without a license.Could I just set up and LLC and practice Real Estate out of state by co-wholesaling with other investors?

Even if you do not budget, just the practice of reviewing the various categories of expenses you are spending in weekly creates this conservative emotion in your head causing you to reduce spending habits.I've used Mint for about 3 years and just recently switched over to Quicken.

You may have a license and not be in business....but in the eyes of the government, you have a professional license to practice a regulated activity, and will treat you no different than the guy making millions per year selling real estate.Cost is the other overlooked item. 

I'd love to hear from practicing Maine brokers!

I'm just putting this out here with practically little knowledge of the secondary market although I did lend money to a Partner and put a lien on his property myself.

I was hoping to find someone to talk with on the phone to learn about some of the principles, pitfalls, best practices, etc.
