PM me if you want an example.4) Think about how long the tenant has been in the property (and how they will perceive your changes), when I bought a property with tenants that had lived there for 8 years - they certainly felt as if the property was theirs to do as they pleased, long story short - the changes I made to both rent and expectations of non-unit areas upset them greatly and it was best to just end their lease and let them move somewhere else.Happy to help further if you have specifics!

I play video games, and I lead a very productive life and invest in real estate.I missed it if Account Closed said he is a gamer who expects to make money off of it, but come on - there is nothing wrong with taking some time to relax sometimes, and some of us enjoy using video games for that :-)

You need to know not only what things are worth in good condition (ARV or Market Value) but what level of finishes the market expects to get those prices.

I am also seeing some properties being marketed that appear to be lower priced (I expect to see some investors jump at these) but IMO it is too early to be buying unless you can get a deal substantially under market.
