Cold Call to Deal ratio

Just starting out and I have my list but I just wanted to see what others call to deal ratio look like. I have my county tax delinquent list and it's easily over 20k before I screen the numbers. I know these things can vary based sheer luck and pure persistence so I thought I would ask to poll the audience.

I know a realtor who calls sellers. His rate is like 0.2% or 2 appointment per 1000 calls.  Finally he gets a listing or two within 120 miles. That is fine. All had unrealistic expectation on price. Hours put in showing homes got no where.  The text msg is probably less productive as no one will go with the bait thinking it is a spammer. Door knock is most effective.
