Also if you are going to live in your fixer upper and rehab multiple houses it will be a daunting task and you could burn out quick.  

Also, tell them you're a landlord with multiple properties and you're looking for a place to supply all of your appliances and build a relationship.

There are multiple decent looking places that are occupied listed under $160K right now.Basically this is NOT any kind of screaming off market deal you have to move fast on.
