I just threw something out there and subtracted $10K although I have no idea how much an inground pool would affect the price in Western PA where you get about 4 months a year to use it.

I've looked at investing there repeatedly. the numbers just won't stack up.

I’ll repeat this process 10x a day sometimes and haven’t gotten someone to answer.

@Noel Pregot ADUs: The presence of an ADU is not going the affect the competition level significantly.

But not sure how this would affect my eligibility for another property or if it’s worth doing. 

It creates separation from you and the assets, so that a lawsuit to one doesn't affect the other.

I was interested in this type of deal because of the potential to add value to the property and refinance out my rehab costs and down payment using the BRRRR method (Buy, Rehab, Rent, Refinance, Repeat).

We did it, and are now in the "rehab" portion of a second BRRRR that brings us to 11 total units, and we can't wait to get to the "repeat" section for a 3rd.

Look at airdna.com for some metrics or just browse airbnb for similar properties in your area and look at the calanders and pricing. smaller units and individual owners still aren't fully booked and many are still keeping prices below market to keep them full, this will affect what you can charge too.What amenities does your community have, what are your expenses, are you self managing (do you have the time?)
