Need Help getting leads

Hi, my name’s Alex and I’m fairly new to Wholesaling. Since I’m a minor, I’m working with a licensed broker to close deals. I’m struggling with cold calling. I’ll skip trace a house and call the 5 numbers that appear and no one picks up. I’ll repeat this process 10x a day sometimes and haven’t gotten someone to answer. If anyone has any advice as far as getting leads with very little money to spend I’d appreciate it!

@Jerryll Noorden I’ll put my view in from the other side of the fence. I’m an investor with a few properties and I get around 3-4 texts a day from what I assume are wholesalers looking to “make a cash offer on my house at xxxx address”

I almost ALWAYS reply to these texts. My text back is usually worded as:

“ Hi, thanks for texting. I’m not looking to sell, but I’m an investor and always interested in seeing deals that are available. Do you have anything under contract in my area?”

Guess what the response is 95% of the time.....Nothing lol. If It was me, I’d be more than happy to make a contact that would possibly buy something I put under contract.

Also, because of the overwhelming amount of non responses I got from that. As an experiment I also say “Yes, I’ll sell today right now if you text me back” and guess what? Still nothing at about the same rate lol.

I also agree with the above replies saying to text or email vs call. I don’t answer calls I don’t know most of the time unless I’m expecting a call around the same time from a number I’m not familiar with.

So, I know this was a leads question, but for wholesalers out there I hope you read. Text your people back! No point on spending all the time texting, then not reply when you get a response.

Also, don’t be afraid to make a contact. I have a contact now that emails me deals monthly on an email blast all because I replied back to his cold text.
