I have heard mixed reviews for basically every company in town really best option is to interview them and see who fits best.

I feel a strong sense of loyalty to tenants because I'm very thankful for people willing to rent my homes and pay my mortgage and basically invest in my own retirement for me. 

Basically you should be prepared to defend the statement if anything.

Basically I'm looking for any stories, good or bad from someone who has already done this..

The cost to replace will depend on whether those are still structurally sound enough to sister in new joists ( basic labor job plus lumber ) or if they are crumbling and need to be removed to be replaced ( major job, skilled labor, temporary supports, remove and replace ).

Basically what things I thought should be in the lease and asked him to make work legally.

Downside of interest only is you never pay on the principle...

Good schools, shopping etc are all close by.Ideally I'd like to use hard wood base trim at $1-2' cost from a supplier out of the area, the casing of course would be more, Masonite doors $70-80 ea, Schlage Door knobs, LP Smart Siding, basic roofing materials unless I could snag a good deal on class IV shingles - 5" concrete for the slab, Basic Vinyl windows.   

You can only pull 5 reports as a basic member but if you decide to upgrade to PRO, you can pull unlimited reports.  

Repairs/Tax Prep/Inspections/Customer service should be basic services provided to you from Property Management company
