Some of this depends on (1) the experience and expertise of the seller, (2) the time the seller can commit , (3) the seller’s negotiating ability, and (4) the sellers physical proximity from the property.  

The first years we had plenty of forclosures, that dried up around 2013-2014, so we switched to buying short sales and when that got thin, we switched to buying heavily distressed properties from regular sellers.

i suspect he took on someone that has much more bite than he is prepared to handle.
