How Are You Getting Your Leads?

Hey BP community,

I’m currently looking to expand my lead pipeline, and lately, it’s been pretty challenging to consistently find good deals. I’m hoping to hear from other investors about what’s working for you in terms of finding leads.

Whether it’s direct-to-seller marketing, networking, off-market deals, or something else, I’d love to know what strategies are bringing you success right now. Any tips or advice you can share would be greatly appreciated!

The classic methods of this era to start generating off-market leads are the cold calling/texting combo, which revolve around extracting data from services like PropStream, ListSource, etc...

Skip tracing them and then cold calling/texting them with the endless amount of scripts that circulate this industry. These are the relatively effective, low-cost methods to do this.

Where it gets interesting is the SEO/PPC route on Google, which could be more costly but drives much better targeted inbound leads and usually higher revenue.

Other investors choose the FB route, but what they always boast about is how "inexpensive" the leads are. However, because of their lower quality, it takes many more leads to close a contract than with Google Ads.

The last common one, which is great but very, very costly, is the direct mail route. It brings great inbound leads, but at this day and age, it is very expensive to utilize if you want a big volume.

Networking and cold calling/texting is what's always worked for me. It ebbs and flows but doing it daily will bring leads/deals

After many years being out of the house biz I'm getting back in and seeing a lot more competition for leads. I too am curious about what works best these days.

Specifically I wonder what are some of the best recommended pay per lead companies out there while I wait for my SEO to kick in?
