It's worse than you think, though, because the building standards are absolutely horrific and the developer abandons the property the moment it can get away with it, and the common areas and structural components are not kept up by anyone. 

You also need to determine if you need any Contents coverage (for your property at the location not the tenants) or Detached Structures (garage, shed, etc..)Good luck with the purchase

@Rick Martin when you say "....I could take my gain and invest it into a real estate syndication" do you mean invest alongside the syndication in a TIC structure or are you referring to a DST?

Some individuals may not be familiar with the website or prefer to use a different method for various reasons (tech problems, how they set up accounts, income structures ect).

To protect yourself from big losses you should value the park based on the portion of rent that can be allocated to lot rent and if you have to value the homes then value those based on shell value or what you can comfortably sell them for. 

It also depends on how the transaction is structured and legalities in the state you operate.

It almost always costs you nothing (seller pays traditionally) and will educate you on the market(s) and tenancy profiles. 2) Buy a property(s) with long term (10+ year lease);3) Look for corporate credit rated tenants (think Walgreens, Starbucks, etc) on a Triple Net (very minimal LL responsibilities- think roof & structure) OR Absolute Triple Net Lease (no landlord responsibilities).4) Most credit tenants are experts in location selection (which again, minimizes your downside risk).... but as a rule of thumb I always prefer locations on traffic lit, hard corners with great/easy access and high Vehicle Per Day counts.My 2 cents.  :-)
