I recommend setting up keyword alerts for each area as they are discussed in the forums daily with advertisements posted in the BiggerPockets marketplace hourly.One thing to note when looking at the individual markets, you can make or loose money in any market.

It's just that I see some hard money lenders advertising that they offer 100% for rental loans, so I was hoping there was some possibility.

But when I advertised them, I had a lot of interest -- people are begging for 3/2 rentals in that school district.Unfortunately, I feel that in the regular "vinyl village" type rentals that families want, the sales prices are going higher faster and the rental prices are not keeping up so that you can reach the 1%.

That standard things we buy from WalMart between vacancies are: deodorant soap, facial soap, laundry detergent, dish soap, dish scrubbing pad, toilet paper, paper towels and occasionally bath towels, bed sheets, dishwasher tabs and pillows.Every now and then I'll buy some adult dvds and print some advertising on mailing labels.
