I was trying to do online research for the section 8 program in NJ and came across this.  

I'm new to the investor seen and some of you guys may kill me here but I did purchase and am enrolled in a coaching programs right now. the program is good from what I would decipher to be good, but my main reason of joining the program is because they offer funding.

I'm seeing people get into these deals, the Cap rates are so low that even when fully levered using this program, the CoC returns still only hit the mid-high single digits.

Is this Larry Goins Filthy Riches program legit?

I would not walk away from John Cochran's programs and advice. 

The local Hy Vee has a fuel saver program that you get back $.20 per gallon on up to 20 gallons for every $100 gift card. 

There are lots of properties left over from the late night tv sales programs that do not have water and or sewer available.  

If your fiance does not have a mortgage now, she might be able to qualify for a low down payment program.  

I've been toying with the idea and also found a program called the teamwork lead system.
