An two story addition was added to this that is 4BR/2Bath, small living room, and office, no kitchen. 

One is almost fully updated with a new kitchen, new flooring and paint throughout, and the bathroom has a new vanity and fixtures.

Daria- Yes, each tenant understands that they will be sharing common areas (hallways, bath, stairs, kitchen) with strangers.  

With repairs (I put 15k into my own home, wife wanted a better kitchen) I have spent about 50k total.

This model works great if you can pay upfront for the property or get a remodel loan on top of the bank loan for the property.  

What you was doing to refinish kitchen and bathroom cabinets?

I live in a great area that rents quick and can see the plus side of the extra unit that is fully remodeled in relation to the location Train shakes my house. yup it's that close ($$$$).  

I am hoping on our next deal they will come down on interest a bit.Ok, so here's what the house looked like before we bought it:So far, we have painted the exterior, all new vinyl windows, new exterior doors, new garage door and opener, installing French drains and a sump pump due to there being a bad ground water issue in the crawl space last spring, new roof, opened up the kitchen, put in a french door, replaced all the wood flooring, tiled in bathrooms, framed in laundry and mechanical, shelves in the pantry, all new interior paint, heated flooring in master bath, can lighting.

So recently my master bathroom had some water damage which means...time to remodel the bathroom!  

Have a tight budget for a condo in a 55+, needs a cosmetic re-do (Floors, paint, kitchen, bathroom vanity, fixtures).Referrals Appreciated.
