It's incredibly frustrating for us, because sometimes we need more detail than the automated service provides, and the Human Resources people (ironically) don't want to interact as humans.The good news for you is that your local lender is probably already signed up for most, or all, such services.

Another example- For properties where for one reason or another the landlord is responsible for the heating/cooling bill we'll convert the property to budget billing (a fixed cost) & then implement a renovation plan to convert the property where tenants are responsible for the heating/cooling.  

I currently use some custom Excel spreadsheets, but would love some automation and something that connects directly to my bank!

This would make the implementation of each 1031 Exchange, especially meeting the 45 calendar day identification period, much easier.

Most of what larger banks do is very computer automated. 

It would me great if I could automate so I don't get sidetracked and not send the follow-ups.

. - that's interesting but not sure how well it would work with this level of tenants...what type of properties have you been successful implementing this on?

I finished my apprenticeship ten years ago in England and I now want to pass on as much of what I learnt to people here in the US.There is an estimated shortfall in construction workers of over 15m nation wide, alongside that, I see that when people begin to lose more jobs to automation they will look to re-train and perhaps take a career in construction.I want this program to hang and open many doors for as many people as possible.

Without understanding the importance of implementing systems and processes to manage a rental or even properly evaluating one before buying, it has been a costly learning experience in both time and money.
