We are looking to find a good team to structure plans for each unit, any recs. on plumbers, electricians, contractors in the Seattle area.

I have built up a small portfolio on my own and am now getting under contract for an 88-unit deal for $8.65m.I will be raising capital for the first time ($2m of it) and am piecing together the whole structure.

I am not familiar with creative financing and I'm not sure how to even begin to structure this, but I feel there is a deal in here somewhere potentially I'm not seeing.

If I don't have enough cash on hand for the down payment of the larger deals, how have you structured financing the down payment?

@Jeff T.Thanks Jeff, I have a much better cashflow (if not I at least break even) when I am here as I live in a much larger unit with extra rooms that I can rent with additional cash flow but I think renting my entire unit alone would be very challenging as there will not be many prospective tenants that will need so much space (6 beds and 3 ba )and willing to shell additional rent .

A new roof under 15k without and structural work, swapping out cabinets, swapping out a hot water heater in kind. 

How they choose to structure their family isn't your  issue as a landlord and you are not liable for the future well being of these children.

Mainly structural, however, I am quite happy with a bathroom he did.
