One commercial mortgage broker friend of mine knows a very wealthy person that floats LIBOR but they own properties at a high cap rate.They float to generate excess cash and as the hikes start floating close to what you can lock in long term fixed for they start converting some of the portfolio but that is a unique situation where this person is so wealthy they can get way with things like that.People buying at low caps with floating or even fixed with a 3 year balloon are asking for it.

They all promote it, not teach it, promote it as a way to get started and generate cash to do something else (mainly, do what they mainly teach).If wholesaling is a means to some other real estate end for you, you will make more money (and generate the cash you were hoping to generate to do the something else) partnering with someone who is an experienced, wholesaling specialist at it then trying to dabble in it on your own.

The end result of this is that BP would essentially act as an opt-in networking broker for all parties - you opt in to your interests, people with something to offer could then easily identify those who are seeking it, and then there is a final opt in for being recruited into a private list where user-generated content and deals are housed.While the above idea may or may not prove to be full of holes, I think BP has huge potential to grow into the go-to network management tool for investors.
