You have a very small window to do appeals if they don't automatically adjust them based on the sale price.

So don't automatically assume that you can get a better deal on the MLS.

If the lease is not an automatically renewing lease, you are not required to give notice of non-renewal.

Many leases allow their terms to automatically extend month-to-month. 

To me, my MLS activities are simple because I've already got the infrastructure built to buy off-market deals and I have a way to automatically upload all new MLS deals to my system, so I'd be foolish to not take my shots there.Again, as I put in bold above - I'm not trying to convince you to buy MLS deals from me or anyone else.  

"For Rent" signs and Zillow, which automatically lists it on Hotpads and Trulia.

They automatically take the rent out of the tenants account and put it in my account. 

The 'relationship' generally does not automatically get you a better deal on mortgages.

It will automatically go to Month to Month status as of September 1st.

If there is eviction control in the city you own, which I assume there probably is since the SFR is in the Bay Area, the tenants will automatically assume a month to month lease.
