Since financial institutions are restricted in RE to a lending area from their main or any branch office, you'll be looking at hard money lending under any system for any strategy in RE.

I am going to the recorders office; I want to know have they been in default before, do they have any liens, etc.

I have been a police officer in AZ for over 20 years now and in the Army Reserve/National Guard for 26.

Many accountants have employees who visit your office and charge the same, but they do not have an indepth knowledge of the software.

So at this point I am paying my office dues on a monthly basis, but not using any of the technology that I am paying for.

I don't want to deal with hefty office/desk fees and commission splits.  

I have the title company in place that is willing to conduct the transactions for me and the escrow officer has done numerous lease option transactions, and the sellers are informed on the basics of the lease option agreement. 

So if I have a problem I let them know that every notice they get also gets sent to the sec8 office as well.

;)Another room got made into an office, and there was still room for a "man-cave" and separate workout room in the basement.Our rental isn't even half the size of our actual house, but we've basically done the same thing again...I just had to give up my "closet".
