Having some trouble with the rental property estimator on this site and am looking for any opinions on whether this makes financial sense as an investment property.

I thought about incorporating in Delaware but doing business in Florida and decided to just incorporate in Florida. 

There is a potential deal locally on an auction site but I have no idea what to do with a "special warranty deed" or how to get the owner out of the property if I end up winning the auction.

Some sites like Redfin promise to give you a cut of their commission if Ga State allows it.
