Having some trouble with the rental property estimator on this site and am looking for any opinions on whether this makes financial sense as an investment property. Thank you in advance for sharing your time and expertise:

4 plex: Annual Bills

Insurance: 1,685.96

American Waste: 195.00

DTE: 687.80

Plow: 450.00

Tax: 5,298.06- estimated new tax: $6200

Monthly Rent: 3,000/ Annual: 36,000

310K with 20% down at 5.5 over 30 years
