as stated by @Chris Tracy  I worked for a syndicator back in the 80s.. and the methods have not changed a  lick.you have to have a relationship with the person before you can pitch.. although there are the super expensive series A I think they call them that allow you to advertise straight away.but In those days you could not.. 

Anyway all that rambling to say that this is going to be value driven -the value you see it being and can convince your investors/lenders to go with you in on the project.

Initially, I had thought of buying the property, fixing it and renting it, but now that I have actually spent time and driven around Miami Gardens, I’ve changed strategy to just flip it.

Partner A is realtor getting  buyer commission (possible sales commission) Partner B is not working with all cash, so has to get a loan and pay interest on it.

There's a lot of outside money flowing into the midwest and margins are getting driven down as a result.  

Again, this isn't really data-driven but more intituition.
