For an ordinary fix and flip, the taxes are ordinary income plus self employment taxes of 15.3%.

If you're newer like you mentioned you wouldnt be able to use self employment or partnership income anyway (min 1-2 years worth of tax returns of financials needed).Local commercial lenders will want you to be able to debt service both loans the borrowed down payment + the subject property's commercial loan as well.

Indicators like diverse employment, rising wages, not easy to build (but currently constantly getting easier), housing shortage, low vacancy rates, great climate, etc. point to the high appreciation CA cities having continued long term appreciation (market and rent).I hinted at the state level movement to increase housing.
