BUT....... during that time I have only had ONE, yes count that ONE, other manager call me to check on a previous rental reference for an applicant.So since I basically get nobody at all, ever, whatsoever, calling to check references I am forced to assume that the VAST MAJORITY of landlords don't ever make the phone calls.Like I said, I sure as hell process ALL of my applicants.

Do I have a attitude, you bet, can't collect from them when they default and 80% will be a problem guaranteed.The vast majority on welfare of any type in Ontario are scammers stealing tax dollars and all believe they deserve every cent they receive.

Of course there are plenty of C landlords who convince themselves they were B landlords- and will move accordingly (accepting subsidized tenants, etc.)My market separates the rental classes in hundreds of dollars and vastly different localities.

Buyers not really knowing any better since a vast majority of turnkey buyers are first time buyers  they just don't understand the inner workings  of the business in these areas.Especially buyers from high priced markets and their only experience maybe buying a personal residence and they did not deal with appraisal issues..

The point IS being friends with folks or spending a long weekend with folks is vastly different from (and you'll see a very different person when) living in close quarters with someone the next 6 months, year, or two years.Unless those folks have ownership in your property, they will never be properly incentivized to care about the home in the way that you do.
