Just curious given your wide array of investments in your portfolio. 

The vast majority of the duplexes in Indy are very old and in rough parts of the city.

I am trying to keep in mind that things can still go south though. the ferry service could fail, and the development plan could fall by the wayside, but that is one of the reasons that I did a lease, if this deal goes in the pooper, I can walk away, slightly poorer in pocket but vastly richer in experience.I will most likely post a lot of questions as thing start to progress for me, if not here, then in the forums. so stay tuned. im excited.Joshua

Real estate is so vast and encompasses many different strategies and techniques.  

The big problem is there vast majority of these operators (as evidenced on BP) have -0- knowledge, but worse yet, many have no integrity.

A market open for ignorant $, will abuse and neglect the vast majority of it.

Build a trusted network around you who can act as your sounding board and disregard the vast majority of opinions elsewhere. 

But I think the vast majority of us looking at duplexes / this are doing it for rental income and not so much flipping/the sale.
